Traditionally the pre-fabricated home industry has contributed to making home ownership possible for many families. Grace Factory Homes plans to further this goal. We have developed a comprehensive program and are able to offer this service to the public.

This program packages the building lot, pre-fabricated home package, installation services, electrical, plumbing, heating, and air exchange systems all under one roof. The service is also available to people owning their own lots.

This unique system allows the buyers to contribute their own input into the costs by permitting them to do some of there own work and offer these buyers cash back from $3,000 to $15,000 to $20,000 or more! This feature can make home ownership possible for more Families.

Grace Factory Home's Goal is to bring Affordable Home Ownership back to hardworking Canadian Men and Women and their Families. There has not been an Affordable Home Ownership Program offered in this Province and Country since the Federal Government dismantled it 51 years ago. The Program packages a much lower down payment using Cash, Sweat Equity, Building Lot, Equity in a Building Lot, Allowing Families to Select a Building Lot at an Affordable Cost, Partial Land Funding, Provincial or Federal Assistance Equity Programs or Secondary Financing by the Builder.

It would be easier if the Governments at all levels would remove major obstacles for Family Built Homes like Home Warranty Programs that reduce access to High Ratio Mortgage Funding. Funding should be made available for Shell Level Homes. Funding should be available in Construction Mortgage Funding with advances during the Construction Process. Families building their own Homes should be able to install the Septic System at a much lower cost without reducing the quality of the installation. The strict application of the occupancy permits in the first year is not in the public interest as long as electrical, heating, plumbing, septic systems are operational. Studies have shown that Family Built Homes can be constructed at a cost of as much as 50% less than Developer Built Homes. Millions of Canadians have built their own Homes.

The Past Provincial and Federal Governments have shown little interest in promoting Affordable Home Ownership. They are negligent in their responsibility to their constituents.

What does it mean for Families to have a Home of their own? It means instead of paying the equivalent of one weeks pay to Landlords for every month for the rest of their lives, Families with their own Homes are Building Security, Financial Stability. As a bonus when they sell the Home the Family gets all their money back.

Our Company has not been offered any support by Governments to offer this Program. When we went looking for support, there was nobody Home. These Homes are all sold with Mortgage Funding in place prior to construction commencing. There are many unanswered questions. The Housing Situation in Nova Scotia is critical. Affordable, initial equity is a part of the problem. Governments are part of the problem not part of the solution.
