Material Supplied in the Cottages Package Specifications
(Stage 1 of Specifications) - Cottage Shell Package
Cottage Plans:
A complete set of plans, showing Blocking, Skirting, Floor Layouts; Elevations; Detail, etc are supplied.
Beams:
2" X 10" laminated beam per plan
Floor Joists
Floor joists supplied are 8" X 8" or 2" X 10" per plan. 1 " X 3" bridging is supplied. 5/8" OSB T & G floor sheathing is supplied.
Exterior Walls:
Exterior pre-fabricated wall panels with 2" X 6" studs at 16" O. C. , 2" X 6" plates, top and bottom. The double top plate material is supplied. 15/32" OSB sheathing, Pine cove siding is supplied. (Vertical pine shiplap siding with strapping is an option and standard siding on Crescent and Queensland models).
Interior Partitions:
2" X 4" plates, single bottom, double top, 2" X 4" studs at 16" O. C. are supplied.
Roof/Ceiling Framing:
Roof trusses are supplied for hip and gable roofs at 24" O. C. Gable end trusses are supplied. 1" X 4" strapping is supplied for
ceilings. The Evangeline model is supplied with 4" X 5" or 3" X 5".
Roof Sheathing:
15/32" OSB sheathing is supplied. V-joint pine is supplied with the Evangeline model for cathedral ceilings.
Roof Shingles:
15# felt paper, weather-shield material, 25 year asphalt shingles and roofing cement are supplied.
Exterior Doors:
Pre-hung steel entrance doors with hardware are supplied.
Windows:
Vinyl picture windows per plan, vertical single hung vinyl or horizontal sliding windows are supplied unless otherwise specified in some models. Units are equipped with sealed glass and screens. Mutton bars are supplied.
Flashing:
Zinc flashing is supplied for all windows and exterior doors.
Siding:
Nova Scotia pine cove siding is supplied. The siding is for application over 2 " X 4" framing and building paper.
Gable Trim/Soffits:
Nova Scotia v-joint pine is supplied. The soffit system is the open type.
Insulation:
R-24 Fibreglas insulation is supplied for exterior wood frame walls. R-50 fibreglas insulation is supplied for ceiling areas; R-32 is supplied for floor area. 6 mil polyethylene vapour barrier, adhesives and tape are supplied.
Wallboard:
1/2" Gypsum board is supplied for exterior wood frame walls. Rone side of interior wood frame walls, interior partitions, ceilings in finished areas, crack-filling material and tape are supplied.
Main Stairs:
2" X 10" stringers, spruce treads, pine risers are supplied in the Crescent and Queensland models.
Nails/Hardware:
Supplied to install cottage package.

Additional Materials Supplied in Cottage Custom Packages
Baseboard:
Pine baseboard material supplied.
Window Trim:
Pine window trim supplied.
Exterior Door Trim:
Pine exterior door trim is supplied.
Inside Doors:
Pine slab doors are supplied. Pine trim is supplied. Bi-fold doors are supplied for closet areas and where indicated on the plans. The bi-fold door openings are the modern type without trim.
Closets:
Closet rods and pine shelving are supplied for all clothes closets.
Underlay:
3/8" spruce select underlay is supplied for application over wooden sub-floors except 10mm Miranda board is supplied for areas where vinyl flooring will be installed.
Bathroom Accessories:
Toilet tissue holder, soap and grab and shower bar are supplied. A medicine cabinet is supplied. A bathroom vanity is supplied.
Kitchen:
Pre-built modular oak kitchen cabinets are supplied per plan in kitchen. And vanity cabinet in bathrooms. A kitchen range hood (type without vent) is supplied).
Paint:
Paint is supplied for all walls, interior partitions (white), ceiling area (white) and trim (white) for finished areas. Exterior paint is supplied for exterior trim, decks and steps. (Two coats for each area).
Flooring:
Quality carpet and underlay is supplied for the living room, bedrooms and halls. Vinyl flooring is supplied for kitchens, dining, and bathrooms.
(Stage 3 of Specifications) - Cottage Custom Installation
Foundation:
Installation includes excavation, backfill, 2' insulated engineered frost wall foundation, 6"gravel floor, concrete finished floor, damp proofing. (Site is rough graded). Excludes clearing lot, blasting, removal of rock or fill and the supply of fill material unless specified.
Home Package:
Installation includes beam, floor joists, floor sheathing, bridging, exterior wall panels, applying siding on gable ends. Placing roof trusses, roof sheathing, roof shingles and accessories. Installing interior partitions, exterior doors and windows, applying soffit, eaves-trough and down-spouts. Installing insulation and drywall, crack-filling drywall, installing exterior doors and window trim. Installing underlay, interior doors and hardware, closet rods, shelves and baseboard. Painting
ceilings, walls and trim (2 coats-white), exterior paint wood siding and trim. Installing vinyl flooring, carpet and underlay. Installing kitchen cabinets, bathroom vanity and medicine cabinet. Installing bath and kitchen fans (range hood), bathroom accessories (shower rod, towel bar, toilet tissue holder and soap & grab).
Steps and Deck:
Supplying and installing front and rear wooden steps with concrete bottom steps.
Electric/Elect Heat:
Installing 200AMP service entrance, plugs, switches, kitchen range and electric dryer outlets, exterior wall outlet and pump outlet. Installing electric heat wiring and heaters. (Fixture allowance $500.00)
Plumbing:
Installing complete plumbing system, one piece bath tub (topless), and quality fixtures with a $500.00 fixture allowance. Plastic pipe supply and abs drainage pipe & a 40 gallon hot water heater installed.
Air Exchanger:
Installation of an air-to-air heat exchange system.
Lot Development:
Installing gravel walks and driveway from the lot line maximum 30'. (Culvert, fill, rock material not included.
Mun. Permits/Fees:
Is the responsibility of the buyer unless otherwise specified.
